Real Estate Market Trends First Time Home Buyers Your Home's Current Value

Welcome! Here You Can Find Great Information on Ames, Nevada and Boone, Iowa Real Estate

Homes in Ames IA and the neighboring towns of Boone and Nevada Iowa are popular these days, and for good reason. The area is one that has been experiencing quite a bit of controlled growth recently, thanks to the beautiful surroundings and small town feel. Despite the fact that the area is actually a good size, with over 50,000 residents in Ames alone, it still carries that familiarity so common in smaller communities.

Whether you're moving to Iowa for the first time or are considering a move to this incredible scenic backdrop from a neighboring city, our experienced realtors are poised to help you make a Story County real estate purchase to last a lifetime.

Story County Real Estate Offers Proximity

All three of our focus areas, Boone, Nevada, and Ames, are located near Des Moines. The three small towns are connected to each other and to Des Moines by rail, a common sight around here. There are two different railway lines in the area, plus the Scenic Valley railroad in Ames, which is designed to give tourists a little view of the surrounding area.

Each town has its own fun activities to do, but you'll find that there is no huge stadium or massive shopping mall here. The fun is strictly community-style, with national parks for picnicking, a well-used bowling alley, and a community theater. The area is packed with fun festivals and celebrations that you can only find in a small town. This uniqueness really makes this part of Iowa a great place to purchase a new home, particularly if you want to enjoy the community fun while maintaining ties to nearby Des Moines.

Real Estate Info for IA Buyers

The main advantage for buyers, whether they choose Boone homes or decide to live in one of the other small towns in the area, is the small-town security. The crime rate in these towns is one of the lowest in the nation, and community activities are the center of rural life. Of course, if privacy is more your ideal, there are plenty of homes in Ames IA and the surrounding area with acreage and seclusion.

It is the ideal time to start investing in real estate in the Iowa countryside. Choosing an area like Story County, which is poised for growth and expansion, is a great way to find the home of your dreams while keeping an eye on the future market

Real Estate Tips

Agency >Who Pays the Commission

Does it cost the homebuyer more to be represented by a buyer's agent who serves their interests exclusively? No, because the listing agent splits the sales commission, which is customarily paid by the seller of the home, with the buyer's agent. The sales commission split is usually 50-50, but the listing agent and buyer's agent will sometimes make another agreement and split the commission unequally.

There is one very unusual circumstance in which the homebuyer might pay a commission to their buyer's agent. The real estate agent might show the buyer a local "for sale by owner" (FSBO) home which the client decides to purchase. In most cases, the FSBO seller who is presented with a qualified buyer is glad to pay the buyer's agent a reduced fee of about 3 percent, or half of a normal sales commission. But the FSBO seller could stubbornly refuse to pay the buyer's agent any commission whatsoever. In that case, the buyer's agent would legitimately expect the buyer to pay the sales commission, in fair exchange for the agent finding the FSBO home and negotiating a successful transaction.
